The Southwest Florida real estate market is rapidly changing in several ways.

New construction is harder to find as the demand is great and the supply stream of new communities comming on board is also tempered.

Homes prices in Naples, Marco Island, Ft Myers, Bonita Springs, Cape Coral and Lehigh Acres have increased by 40% to 50% from 2004 to 2005.

Many new projects are limiting investors, requiring property to be held for a year before selling, and many releases are on lottery systems.

HOME PRICES SOARING
IT’S STILL A GREAT TIME TO BUY!

Existing home sales ending February 2004 put Collier County in the number one spot and Lee County as number two in the state of Florida. Collier County saw a 28% gain and Lee County had an 18% gain in SALES of existing homes from February 03 to February 04. Comparing existing homes sales of February 03 to February 04 shows Collier County increasing from 292 to 373 and Lee went from 598 to 714 properties sold.

The Median sales price for the same period saw Collier with a 42% increase ($273,100 to $389.000) and Lee County with a 31% gain ($130,500 to $170,000). Once again these value increases show that real estate in Southwest Florida out paced most other forms of investment. It is important to realize the a median price increase does not mean that prices increased that much it means that values are climbing.

Consider the low mortgage rates, high value gains, and that the baby boomer's are just starting to retire makes purchasing now a good choice.

New Home Sales are also on a record pace and many new construction properties can be built with only 10% down and the balance when the home is completed.
